ADAMS’ Property Condition Assessment (PCA) team provides clients with the ability to accurately analyze the issues related to their existing properties or potential real estate acquisitions. Critical to both lenders/real estate investors and owners, PCAs provide the insight needed to make critical facility purchasing decisions and develop strategic maintenance plans.

Adherence to nationally recognized standards – The ADAMS PCA team follows the American Society for Testing and Materials (ASTM) E2018-08 Standard Guide as a baseline for Property Condition Assessments.

Relevant data for current or potential facility owners – The information gathered during a Property Condition
Assessment (normally used for a property transaction) or Facility Condition Assessment (review of a facility for its current owner) gives you the valuable insight you need to make informed decisions. ADAMS will perform a comprehensive site survey that includes the building’s interior and exterior; MEP systems and equipment; roof condition; and other key areas.

Comprehensive reports that interpret the data – Your PCA services include an exhaustive set of reports that summarize our findings and address key points and concerns. The reports include photos, lists of recommended repairs, and capital expenditure estimates.

Our Lady of the Lake Regional Medical Center
Baton Rouge, Louisiana

Our Lady of the Lake Children’s Hospital retained ADAMS to assist in number of capacities for a new replacement hospital:

  • Complete an in-depth study to review the market dynamics and develop an associated 10-year volume projection for the facility and pediatric physician specialists.
  • Review the pediatric physician market and prioritize physician recruiting efforts for pediatric specialists.
  • Review the current operational and financial position of OLOL’s pediatric department, and develop a cash flow projection.
  • Complete feasibility analysis, and detailed financial projections.
  • Develop required sensitivity estimates for certain key assumptions in order to illustrate potential risk factors, and understand the key success factors.
  • Act as Owner’s Representative and provide Project Management Services.
